Sugar Land & Missouri City (Fort Bend County), Texas - Target Industry Study and Site Assessment
AE assisted Sugar Land and Missouri City in identifying their target industry niches and determining how well their existing economic conditions, business policies, and real estate suited the needs of those industries. Following the target industry analysis, the team examined seven greenfield sites totaling more than 6,000 acres within the two cities. For each site, we specified the most appropriate target industry segment(s), provided conceptual land use plans, and estimated the economic and tax impact on the cities for each conceptual use. The model AE developed is being used to weigh future land use decisions.
Implementation Results Since the completion of the Sugar Land and Missouri City plans, the Greater Fort Bend County EDC was awarded one of five Global Innovators Awards by CoreNet. Several companies within our recommended target industries have already expanded to Sugar Land since the project completion in 2003. Washington Mutual expanded a regional home loan center in Sugar Land. Prime Communications, an agent of Cingular Wireless, relocated its headquarters, manufacturing, and logistics center to the Sugar Land Business Park. The Texas Energy Center (TxEC), a national energy consortium AE’s plan recommended and helped conceptualize, was recently allotted more than $30 million from the State of Texas to set up operations. Already, several major international energy companies have agreed to open operations at the TxEC.
